These requests will facilitate a new residential development on an 8.44 net-acre site, located south of the southwest corner of Indian School Road and Dysart Road. The site is currently undeveloped.
If approved, the proposed Minor GPA (PL-22-0085) will amend the City's General Plan 2030 Land Use Map for the site from a combination of Local Commercial and Medium Density Residential, to High Density Residential. The High Density Residential Designation allows residential uses with densities up to 30 dwelling units per acre.
If approved, the proposed Rezone (PL-21-0084) will change the zoning designation for the site from Palm Valley Planned Area Development (PAD) to Angelina Luxury Living PAD. The existing Palm Valley PAD allows medium-density residential uses on this site, at a density of 6 to 12 units per acre. The proposed Angelina Luxury Living PAD will have underlying R-4 (Multi-Family Residential) zoning, which allows a density of up to 30 units per acre.
If approved, these requests will facilitate the development of the site with 130 for-rent residential units, at a density of approximately 15.4 units/acre. All units will be townhome-style and will be clustered in buildings of five, six, or eight units each. Most units will contain two stories, though units within 70 feet of the southern site boundary will contain one story (to minimize visual impacts to the existing neighborhood to the south). Units will include private open space in the form of yards, patios, and balconies, and shared amenities will include a clubhouse, gym, pool, outdoor kitchen, dog park, and play area. Each unit will have a private garage and additional guest parking will be provided throughout the development. Primary access to the site will be via a gated driveway from Dysart Road. An additional exit-only gate will be provided on Plaza Circle. A vicinity map and site plan are provided below, as well as sample elevations for some of the proposed buildings.
